Condensation mould — around 8 in 10 of our call-outs
Worst in winter, on cold external walls, window reveals, behind wardrobes and in bathrooms. Usually a ventilation and heat-loss problem rather than anything sinister.
Penetrating damp
Water coming in through the fabric of the building — failed pointing, cracked render, blocked gutters, a slipped tile, leaking window seals. Tends to be a defined patch that worsens after rain.
Leaks and rising damp
Hidden pipework, a failed shower tray, a bridged or missing damp-proof course. Often mistaken for condensation until someone actually takes a reading.
